➤ IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:
Toilet paper, garbage bags, and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.
➤ Please note that there is no washer or dryer inside the unit. However, a small laundry room is available on the 2nd floor of the building. For larger loads or additional convenience, a laundromat is located just around the corner on 73rd Street.
➤ Guests will have access to the entire unit. Please, make yourself at home.
➤ Parking is not available on-site. Guests may park in the community lot located at the corner of 73rd Street and Collins Avenue or on the street. Street parking requires payment via the designated parking app.

➤ The property is equipped with both heating and air conditioning; however, we cannot guarantee that you will achieve a comfortable temperature if your preference falls outside the range of approximately 17 to 25 degrees Celsius. Additionally, due to the nature of short-term rentals, where guests may frequently come and go, we cannot promise 100% uptime, as some guests may inadvertently push the systems beyond their capacity, necessitating repairs.
➤ Unfortunately, I can't offer a bag drop-off service. For those arriving early or having a late flight, you can use the bagbnb site to find options to drop off your bag for a fee.
➤ I am not responsible for lost packages. If a package arrives at the property while you’re away it will be returned to sender. Please make sure that if you are ordering a package you will physically be there to receive it as I will not be able to track it for you.

1. Please contact us via Airbnb messenger for any questions.
2. Smoking of any kind is strictly prohibited in the property, including the balcony. ($400 fine for smoke odour removal)
3. Please be cautious of noise, especially after 10pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.
5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for next guests.
6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.
7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.
8. Lost keys/fob is a $300 fee to reimburse time, parts, labour, and administration involved.
