The space
This is a 3 bedroom, two bath house with a backyard patio, fire pit, and large gravel driveway off of a main road without a neighborhood. Surrounded by trees, this property feels like it's completely secluded, despite only being 5 minutes from the airport and ~7 to downtown or college town. It's just shy over two miles to Doak, so you could even walk on a game day to avoid the traffic or park at the parking garage downtown.
Lots of yard space for contractors, different guests meeting up, etc. I've had people park trailers and personally hosted a few bonfires with over 12 people outside (and nearly as many cars parked). The house itself is good for 6 people, comfortably.
