THE SPACE

At Jupiter Sands, quality and comfort are prioritized- all of the furnishings, fully stocked kitchen, and linens are luxury, hotel quality. By reserving this vacation rental Guest acknowledges and agrees to the following:
1) On Beach Time Vacation Rentals requires Guest registration with ID verification for all guests over 18 years of age, short term agreement with e-signature and security deposit hold authorization, within 48 hours of booking. The booking guest is required to be present for check in and for the duration of the stay.
2) Bookings within 24 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given**
3) A ring doorbell and a driveway camera are present on the exterior of the home for security purposes. Security cameras are not actively monitored and may not be covered or tampered with.
4) 8 Guests Max-NO pets-NO unregistered guests
5) Guests are responsible for any and all damage occurring on the premises during their stay. Smoking, unauthorized events, filming and illegal activity will result in an automatic forfeit of deposit and termination of stay. Any additional damages are payable within 24 hours of proof of payment.
6) Rates are subject to change until confirmed with deposit. Early check-in/Late check-outs are not guaranteed and will only be offered in writing if available. Violations of the Short Term Agreement will result in forfeiture of deposit, immediate termination of stay with no refunds for unused time and may be subject to additional fees related to the violation. Guest releases On Beach Time Vacation Rentals and its associates of any and all liability and ensures that they are covered by their own health/accident insurance.
7) Guests booking with arrival in Janaury 2023 acknowledge pool construction is in progress and the backyard may not be usable during your stay. Contractors may or may not be on site during your January-February stay. No additional discounts, credits or refunds will be offered during pool construction. Owner/Manager/Affilates, do not guarantee completion date or the exact date the pool will be ready for use.
