1) No Pets, No Smoking, No Parties: We maintain a strict no-tolerance policy for pets, smoking, and parties on the premises. Unfortunately, we are unable to make exceptions for service animals due to host allergies.
2) Minimum age for booking is 23 years old.
3) Respect for Art and Property: Please refrain from tampering with or removing any artwork in the house, as it contributes to the unique charm of our home. If you are staying long-term and need to move any furniture, please ensure everything returns to its original home by check-out.
4) Sound System: Please do not touch or adjust the speaker/sound system!
5) Damage: Please report any damage to us immediately so we can begin the claims process as soon as possible.
6) BBQ Grill: Guests are responsible for monitoring propane tank levels and exchanging them if needed. Please clean the grill after use. The tank costs approximately $20 to swap locally. Please transport the tank through the side gate on the East side of the property and avoid bringing it inside the home.
7) Trash Disposal: Please dispose of trash bags in the blue outside bin around the side of the house. We have a curb service that will take care of bringing the bins back and forth to the curb.
8) Maintenance: Routine maintenance may occur during your stay, including but not limited to monthly pest control and lawn care. This should not require vendors to enter inside the property. However, in the unlikely event of a maintenance emergency, the host will notify the guest of any unexpected needs and coordinate scheduling.
9) Quiet and Clean Environment: Please maintain a quiet and clean atmosphere within the house and adhere to community noise regulations. No excessive noise between 11PM and 7AM.
10) Children: A pack-and-play with flat insertable mattress and Bumbo seat with tray (booster seat) are provided for your convenience. Parents are responsible for their children's actions and any resulting damage to the property. Please also do not allow children to eat outside of the kitchen/dining area.
11) No Commercial Photography/Video Filming: Strictly prohibited without written consent from the owner.
12) Energy Conservation: Please be mindful of energy use during your stay to conserve resources.
13) Bugs and Wildlife: Florida's tropical environment may attract local wildlife, including insects. While our home is treated regularly, we cannot guarantee complete pest control. Please notify us if you encounter any issues during your stay.
14) Candle/Incense Policy: Open flames, including candles and incense, are not permitted inside the house. Any violations may result in fines or additional charges.
15) Plumbing: To prevent plumbing problems, please do not flush anything other than toilet paper. Feminine hygiene products, paper towels, and flushable wipes can cause backups.
16) Air Conditioner: Please refrain from turning the AC below 68 degrees to prevent freezing and damage to the unit. Keep doors and windows shut to help keep the house cool.
17) Excess Cleaning: If the house is damaged or dirty, in a condition beyond what a reasonable, courteous guest would leave the property in, an additional cleaning fee will be assessed.
18) No Childbirth or Medical Procedures on Premises:
For safety, liability, and insurance reasons, childbirth, labor, or any form of medical procedures are strictly prohibited on the property. Guests must arrange for all medical-related needs, including births, at licensed medical facilities or appropriate off-site locations. Any violation of this policy may result in immediate termination of the reservation and additional charges.
